Quarterly Market Update: Third Quarter 2015

Spring is on the horizon and hopefully that means good things for the Auckland property market. If you’ve been on the property hunt you’ll know the challenge that tough competition from investors and a lack of housing stock brings.

In the last Quarterly Market Update, the big news was the announcement of changes to LVR policy and tougher tax rules for sellers. Although we’re still 6 weeks away from D-day (LVR change and ‘bright line testing’ begins October 1), it seems we’re already seeing the effects on the marketplace as banks begin applying the new rules to borrowing criteria.

How insulating your home could warm up your sale price (and a sweet deal from Auckland City Council)

It’s winter.  What do we want?  A warm house.

When winter rolls around and we bust out the woolly socks, we’re reminded of how important a warm, cosy home is.  It’s all about keeping dry and warm (whatever the Auckland weather is doing outside).  It’s the same when a potential buyer walks through a property.  A cold, damp house on a winter’s day will have a buyer moving to the next property quick smart.

What would you do, Antonia?

Now, there’s a question I get asked a lot! Clients often want to know what I would do if I were in their position and about to take the plunge on buying or selling.

The short answer is…that’s not an easy question to answer. The decision to buy or sell is based on a melting pot of gut feeling, personal situation and interpretation of the market.

But… if you pressed me for an answer, there are a couple of things I would do if it were my house and my money. After all, a Real Estate Agent needs a home too.
